What I found interesting is the attitude of the real estate companies in preferring a chain restaurant in a large upscale project for whatever reason.

 
I think it’s easy to guess the reason:  Darden, the owner of Olive Garden, is a giant and financially solid publicly-owned corporation and the mall owners would be unlikely to ever have to worry about the rent being paid with them, whereas with an independent restaurant . . . .
