Another thing you might want to do if you haven’t is to scout out the area you are considering to open the store in.  Look at the foot and car traffic to make sure there is enough to possibly support your business.  Of course you are assuming that one out of X people passing by will stop to eat.  Make sure you have the traffic.  I could get cheap rent and all rest but with out the people you don’t have much but cheap rent and all the rest.
