Store  leases are very committing –  and dont underestimate the costs of store fitting – even the store fitting is high by the standards of most trailers, before you pay the lease.
 
The advantage of mobile is it is mobile, you can change menu and location until it works, or sell out and exit much more easily than with a store.
 
I have owned both, and would not want to go back into a store.
