I would look for something small, maybe even in an office building or park. What I have found doing my research is the fact, at least in my area, that most people are now down to 30 minute lunches. They want fast tasty and fresh food, not the McD’s “fast food”, but fresh, quick and fast. If you can find an area with the foot traffic that you could basically do a Subway sized type of operation in, that would be a more economical way to go along with maximizing the bottom line. Why pay for more space than you need? And a limited menu, I have been there, give them fewer choices and keep it simple. Do a special everyday, something not on the menu and again, keep it simple.
