What are the terms of the lease?
I am a consultant for a national firm and I select sites. They are not restaurants but probably could be used as such.
Many things have to be taken into consideration. Make sure leasor takes care of major HVAC problems.
You should be responsible for interior and they should be responsible for all structural events.
Only pay rent after renovations have been complete.
Can you just walk in and start business? Are restaurants compliant with all local regs?
