Are any of you set up at a Menard’s?

I am speaking with corporate right now, shot them some pics and vital info and so far so good. They are already wanting to know where in the parking lot I would like to set up and what I would need for utilities. But, I need to send them a proposal.

And this is where I need some info. Of course they want rent, which I am willing to pay, but how much? I was thinking of starting low and graduate up to a set amount. They were not interested in my profit, just a flat monthly rental fee.

Do any of you have any thoughts or experience with Menard’s and a proposal structure? My plans are to operate M-F, which they seemed fine with.
